Moose Pass is located just minutes from the shoreline of Lake Superior in Northern Minnesota.  This gorgeous piece of heaven is home to an impressive array of wildlife. Moose, Deer, Bear, and maybe even an Elk or two to name a few of the larger species. This 200 acre parcel supports a variety of habitat suitable to both large and small game yet it's easy to get to and close to thousands of acres of additional public lands.  Some of these even have private lakes accessible only by packing in on foot or horseback.

Fishing is great on the many trout streams in the area as well as on Lake Superior and some of the smaller lakes nearby.  This property may even have a few spots where you could get a glimpse of the lake.  Not a View, just a glimpse on a good day.

The land is primarily wooded with a mixture of hardwoods.  Lots of large maple trees so you get the spectacular color in the fall.  There is a small stream cutting through the property and several lower spots in the valley bottoms but mostly all high ground.  This is being sold as Hunting & Recreational land so no soil tests will be offered.  If you wish to do tests I can help you arrange them at your own expense.  There is nothing out there that indicates this property to be unbuildable.

Other possible uses of this land could be development into 10 acre parcels which could be profitable as they sell for around 30k in this area.  I have been told that Ten acres is the smallest it could be divided into under the present zoning.  Another use would be as an ATV or Dirt Bike track.  Maybe even an off road jeep course.  The terrain is diverse and the property is remote enough that you would not be bothering folks.  The property also has an area that could possibly be excavated to put in a private lake before subdividing.

This is my own hunting land and I do not have it posted.  The portion I keep I will allow others to hunt and may lease out exclusively, on a yearly basis to whoever buys this property.  I am looking for someone who will not be hard to get along with and who will not cause me problems while I'm hunting my own portion.

I will have the corners marked before closing on the land so you will know where your land is in relation to your neighbors.  Further I ask that only serious buyers ask me to show them this land because it is a five to six hour drive for me.  I will try to answer all questions to the best of my knowledge so I don't waste your time and I appreciate your consideration as well.
